Do I need planning permission to replace windows in the Tunbridge Wells conservation area?
Usually not, if the property is a house and is not listed. Houses have permitted development rights to replace windows as long as the new ones are of similar appearance to the existing ones, and that still applies inside a conservation area. Listed buildings need listed building consent, and flats need planning permission for a change of style or material.
Is there an Article 4 direction on windows in Tunbridge Wells?
Not as far as we have found. The directions the council publishes include one made in 2012 around St James Church, which controls front hard surfaces and boundary walls and gates, and one made in 2026 on Rusthall Common, which concerns caravan sites. Neither covers house windows. The council lists all its directions on its website, so check your own address there.
How can I check whether a Tunbridge Wells house is listed?
Search the National Heritage List for England on the Historic England website by your address or postcode. In Calverley Park all 24 villas are listed at Grade II*, and there are many other listed buildings on Mount Sion, in Camden Park and in the village centres.
My flat is in a converted Victorian villa. What do I need?
Flats have no permitted development rights, so if you want to change the style or material of the windows you need planning permission. If the new windows would look the same as the old ones, permission is not normally needed. You will usually need the freeholder's consent under your lease as well.
Can I put uPVC windows in a Victorian house in Tunbridge Wells?
In most houses, yes. The important thing is that the new windows look similar to the old: the same pane pattern, a flush casement or a sliding sash rather than a standard stepped frame, and a colour that suits the walls. Listed buildings are the exception.
What did Edwardian windows in Tunbridge Wells look like?
The council's appraisal of Madeira Park and Warwick Park describes mostly painted timber casements, with mullions and transoms and leaded upper lights. A flush casement with bars or a leaded pattern in the top light is the modern equivalent.
Why are there no prices per window?
Because a window's price depends on the job around it: scaffold, sills, bays and how many windows are done at once. The costs page gives typical ranges for whole jobs instead, and the surveyor's written figure for your own house is the one that counts.
Do you cover Tonbridge or Groombridge?
No. This site covers Royal Tunbridge Wells, Southborough, Rusthall, Langton Green, Pembury, Speldhurst and Bidborough.
